Role Overview: The Project Manager at James and Co Residential Builders is responsible for overseeing and coordinating construction projects from inception to completion. This role involves managing project schedules, budgets, and teams, ensuring that all work is completed to the highest standards of quality and safety. The Project Manager will work closely with clients, subcontractors, and internal teams to deliver projects on time and within budget.
Key Responsibilities:
Project Planning and Initiation:
Define project scope, goals, and deliverables.
Develop detailed project plans, including schedules and budgets.
Conduct site assessments and obtain necessary permits and approvals.
Team Management:
Lead, motivate, and manage project teams, including subcontractors and on-site staff.
Assign tasks and responsibilities to team members, ensuring efficient workflow.
Provide guidance and support to team members, fostering a collaborative and productive work environment.
Client Communication:
Serve as the main point of contact for clients, maintaining regular communication and providing project updates.
Address client concerns and ensure client satisfaction throughout the project lifecycle.
Conduct home assessments and prepare reports for the estimator and sales team.
Budget and Cost Management:
Monitor project budgets, track expenses, and manage cost controls.
Approve and manage project-related expenditures, ensuring alignment with budgetary constraints.
Identify and address any budgetary issues or discrepancies.
Schedule and Progress Management:
Develop and maintain project schedules, ensuring timely completion of all tasks.
Monitor project progress, identify potential delays, and implement corrective actions.
Conduct regular site visits and inspections to ensure work quality and adherence to schedules.
Quality Control:
Ensure all work meets high standards of quality and complies with building codes and regulations.
Conduct regular inspections and quality checks throughout the project.
Address any issues or defects promptly to maintain project quality.
Safety Compliance:
Implement and enforce safety protocols to ensure a safe working environment.
Conduct safety meetings and training sessions for team members.
Ensure compliance with all occupational health and safety regulations.
Documentation and Reporting:
Maintain accurate and organized project documentation, including contracts, permits, and reports.
Prepare and submit regular project progress reports to the Owner.
Document any changes to project scope, schedule, or budget.
Collaboration and Coordination:
Coordinate with the estimator to review and finalize project estimates.
Work closely with the Salesperson to ensure smooth handover from sales to project execution.
Collaborate with other trades and subcontractors to ensure seamless project execution.
Continuous Improvement:
Continuously improve project management skills and industry knowledge through training and professional development opportunities.
Stay updated on the latest construction techniques, tools, and best practices.
