Your Estimate from James & Co Residential Builders

I hope this message finds you well. It was a pleasure visiting your property recently to discuss your upcoming [Project] at [Address]. Thank you for welcoming me and sharing your vision.

Please find the attached estimate breaking down our current estimated ballpark pricing for us to handle various scope items for you.

[PCAA IF RQ’D] Please also find attached a Pre Commencement Approvals Assessment (PCAA), attached herewith, to ensure that we can move forward without the need for additional council approvals.

Our overall project estimate will also include an item accounting for the preliminary agreement outlined below.

If the project is sounding feasible and you’d like to proceed, our next step for projects of this size involves entering into a Preliminary Agreement. This agreement represents an initial investment towards creating detailed project documentation and includes:

  • Any additional, in-depth, pre-commencement site visits/inspections.

  • Collaboration with both you and your chosen designer/engineer, providing essential advice during the pre-construction phase. [ONLY IF RQ’D]

  • Generation of all necessary additional details/sketches to ensure clarity.

  • Drafting of a comprehensive bill of quantities.

  • Assurance of current pricing for all materials.

  • Engagement with our subcontractors to secure advice and fixed-price quotes.

  • Compilation of a finishes schedule, detailing all chosen paint colours, hardware & finishes.

  • Provision of a complete, detailed, fixed-price project proposal.

This structured approach to pre-construction is designed to streamline our project pathway, allowing us to thoroughly prepare and minimize the risk of unexpected changes after commencement. It’s a strategic investment in both accuracy and peace of mind.

The Preliminary Agreement involves:

  • Reviewing our proposed preliminary agreement scope

  • Signing of a preliminary agreement contract.

  • Payment of the preliminary agreement fee

Given the detailed nature of these preparations and our current project inquiry volume, we reserve these efforts for clients ready to move forward from our initial estimate.

Upon finalization of your project documentation and the presentation of our proposal, should you wish to seek additional bids or consider other builders, all documentation we create during pre-construction will remain yours to use as you see fit.

Currently we’d be able to get pre-construction started as early as [Approx Pre-con start time] with construction potentially around [Construction time]
